Hot Off the Presses: July Housing Statistics, Year to Date

Hot off the presses...  July year to date housing statistics for Maple Grove. 

New listings are up +16.3% with 1143 new listings since the beginning of the year and closed sales are up +7.2% in that same timeframe.  The current median sale price is $232,000 which is up +7.9% and the average sale price is $276,628.  That's a pretty large difference between the median and the sale price which indicates that there are some very high end homes that are selling.  The average price per square foot is $112 and that is up +7.9%.  The percent of original list price received at closing is at 96.8% which is up +2.8% and that's great.  That means that on average, homes are selling for just a little less than the asking price.  The days on market is down -37.5% at 75 days compared to 120 days for the same timeframe last year.  As new listings come on the market in Maple Grove, the inventory of homes is starting to creep up, currently 326 homes for sale and that is up +1.6%, but the months' supply of inventory is down -6.1% at a little over 3 months.  That indicates that the market is starting to level off and become more balanced, although I would say it is still pretty much a Seller's market in the Maple Grove area.
