Maple Grove Real Estate Info - Chilly February Data

February 2014 Market Update

While winter gave no signs of being over, the Maple Grove Real Estate Market also showed no signs the deep freeze was coming to an end in February. While the numbers don’t show any hint of a truly HOT market coming in Spring, home sellers (inventory) show that they are on par with last year - and during last year,  Spring proved to be steamy!   

Home Sales

The freeze is on and home buyers in Maple Grove stayed home and warm instead of buying new homes.  Only 47 homes closed in Maple Grove during February 2014, 18% lower than last years February.  This keeps us at about 18% below Year to Date numbers from last year on total sales.

With March showing signs of a warm up, we’ll see if that heats up the market too.  

Home Prices

Home prices rebounded a little in February with an average sales price of $264,134, just slightly higher than February 2013 and up more than 10% from January’s number.  

With Single Family sales accounting for 61% of sales, and 83% being traditional (non foreclosed or short sale),  there are hints of a stronger market ahead.

Inventory

Housing inventory for Maple Grove in 2014 continues to keep an even pace compared to 2013 numbers as 115 homes were put on the market this year in February compared to 116 a year ago.  

Year to date inventory is up about 4%, but with this being the two slowest months of the year the real numbers are yet to be seen.  Hold on for March data!
