Today's real estate market involves working with seller's that are trying to sell their homes for less than what they owe on it ...
“Short Sale Month!”
Part of our business is helping folks move beyond a predicament that they have been caught up in, not only because of a medical or income-loss hardship, but because they want to sell a property--and the market dictates that their property will not sell for what they owe on it.
Every case is different, and we coach everyone to speak with their attorney and accountant on what their choices may be.

We have had eight new Short Sales listed this month, and have received offers on almost all of them. In the meantime, we have three new listings coming on where the owners want to move to another state with job transfers and marriages and one of our traditional listings may end up “short” that has already moved, because the market is dictating a sales price much lower than asking price.
Believe me, these sales take extra time and effort to proceed negotiating not only for the seller, but for the bank and their investors/third-party approvals.

We also are representing a buyer on a Short Sale that has waited 90 days for bank approval! Ahhhhh, the joys of Real Estate are never-ending! Patience is key in today’s market!
When I started Real Estate 10 years ago, I thought the days of $125,000 sales prices were over! We just got an offer on one of our listings for $50,000 (that’s being countered)! Our present listings range from $81,900 to $1,199,900! Check them out! You may be an investor, and now is the time to buy; or you may need traditional sales help buying or selling. Give us, or one of your realtor friends a call- and don’t forget to give them a hug!
