Nothing but good news for the Woodbury Real Estate Update for August 20th, 2012! We lost another net 19 homes last week and saw 25 sales close. This pushed our pending up to 187 units or more than 1/2 our overall inventory!

Experts agree that less than 4 months of inventory is a sellers market and we are just below 2 now... what's holding our Woodbury home owners back from selling? Prices... just can't afford to make the move now and hope things will look better in the spring. If these trends continue it certainly will but we can not control interest rates and the price of the home you want to buy will be going up as well... maybe making it less affordable to get that Woodbury Dream Home at a price you can afford.

The weekly stats for Woodbury homes sales in the week ending August 19, 2012: 

• New listings weaken with only 30 new homes hitting the market

• Pending properties rise another 7% with 187 homes under contract

• Overall inventory plummets 7% to only 281 homes for sale

When adjusted for seasonality and compared to 2011 for the month of July 2012: 

• Median Sales Price was the same at $229,000

• Days on Market is down 17% to 118 days on market

• Percent of original list price received went up to 94%

• Months supply of inventory is down 52.1% to 4.4 months
