The Woodbury Real Estate Update for mid-August 2012 shows us that sales continue amid a slight decrease in showing traffic.
Could it be that the pinch to find a home is decreasing the number of homes a buyer looks at before making the decision to purchase... I think so but that data will not come out till the spring of 2013 when NAR (National Association of Realtors) releases their "Statistics of Homebuyers and Sellers." A great publication that provides valuable insight regarding trends in the market place and what to expect in the next sales cycle.

• New listings replace sales with 34 new homes hitting the market
• Pending properties rise another 6% with 174 homes under contract

• Overall inventory decreases again to 300 homes for sale
When adjusted for seasonality and compared to 2011 for the month of July 2012:
• Median Sales Price was the same at $229,000
• Days on Market is down 17% to 118 days on market
• Percent of original list price received went up to 94%
• Months supply of inventory is down 52.1% to 4.4 months
