Mortgage rate increases will limit purchasing power.

A 1% rate increase will force you down closer to $200,000 or an average of 100 square feet less and 1/2 as many options on the market in Woodbury.

The rates went up almost 500 basis points in 3 weeks compared to around 600 basis points in 10 months. With that rapid of an acceleration things are expected to settle here in the low 4%  to 4.25% through the fall. 

What does this mean, well if you were shopping in the $225,000 price point a 1% rate increase will force you down closer to $200,000 or an average of 100 square feet less and 1/2 as many options on the market in Woodbury.

• Median Sales Price is up 10% to $249,950

• Days on Market is down to 84 days on market

• Percent of original list price received went up to 96.4%

• Months supply of inventory in Woodbury is down to 3.2 months *SELLERS MARKET*
