
September ends with a bang! 51 closings took place last week as buyers look to settle their housing need before winter settles in. Inventory shrunk slightly again and pending sales kept pace with new listings as interest rates settle in the 4.25 % range for a 30 yr fixed rate home loan (bankrate.com). We will be watching for the pending numbers to build as the month of October continues while inventory slowly declines. The only major issue tied to real estate closings since the federal Govt. shutdown is related to the 4506-T filing. This is a federal income tax document that allows banks to verify borrower's incomes compared to tax filings. Several lenders have wived this requirement which is typically a requirement for FHA and Conventional Mortgages.
