I'm sending out a distress call to all potential Sellers out there! If you're waiting... well... you're crazy!
The inventory is so low right now that many Sellers are seeing multiple offer situations. Some are even seeing offers on their homes before their listing goes live.
Buyers are feeling the crunch, as many of them have been searching for months for a home that fits their criteria. They can't find those homes because of the lack of homes listed on the market. The frustration that's building for these Buyers is causing them to make an offer more quickly, trying to be ahead of their competition, often before even viewing the home personally. It also means these Buyers are offering a little more than just a couple of months ago because they want to be chosen over anyone else.
So, I know what some of you are thinking. "How can this be? My neighbor's house has been on the market for months without a contract." Or, even worse, maybe it's your house.
If this is the case for you, it's time to re-evaluate the situation. If there's one thing that has not yet changed (and probably never will), it is the fact that price and condition matter the most. If your home isn't selling, you need to seriously evaluate the price and condition of your home compared to others in your area. I will often take a Seller out to look at the competition so they can see what is out there. There is also a website I use to connect my Buyers and Sellers to the "real world" in real estate. Through this site they can view properties that come up on the market matching their criteria as soon as an agent lists it in the MLS. This way, Sellers can see what they are up against and re-position themselves accordingly.
Now is the time to SELL! Get off the fence! Opportunity could soon be knocking at your door... literally!!
