Commission Plans to Continue Agenda Items
Florissant Planning and Zoning commissioners hear one presentation but continue it, along with two other requests.
The commission heard one request for a property rezoning and continued two other presentations on Monday night.
John Engelmeyer presented his request to rezone a residential property from a R-4 to a B-3, which would then allow zoning for a business. The property sits at the corner of St. Judith and St. Anthony.
Before the commission could begin to question Engelmeyer, however, Building Commissioner Philip Lum interrupted. Lum engaged the commission in a discussion regarding the incomplete documentation for the request, as well as a problem with the rezoning.

Lum said that if the commission recommended the rezoning of the residential property, the building could become a nonconforming use. In addition, he said three strips of the property are currently zoned in residential property.
In the end, he asked that the commission not make a recommendation until a complete presentation and survey could be made on the property.

Lead commissioner James Ross said that one of the problems, which several of the commissioners agreed with, was the type of zoning. In a B-3 zone, Lum, as well as several commissioners, cited that this type of zoning would allow for 102 uses. If approved, any of those uses, rather businesses, could be opened in that particular area, which sits in a residential area.
In the end, the commissioners asked for additional documentation before making a motion to continue the item until a later meeting date.
The other agenda items were continued, including a request for a site, as well as a special permit use request for Papa John’s.
