Tips to Avoid Home Repair Fraud

Don't be a victim of unscrupulous contractors

MediNurse, in its 29th year as the premier provider of private duty nursing in St. Louis, reminds the public that elderly loved ones can easily become victims of home repair fraud. Extreme weather conditions have become more common, and sometimes storms lead to home damage that requires quick attention. You can help by reminding your loved one to take important precautions when looking for a contractor or repair company:

· Before choosing a contractor, contact the local building department to determine:

- Licensing requirements

- Whether the contractor has a current and valid license, liability and workers’ compensation insurance, and is bonded

- Required permits and schedule of inspections

- Whether any complaints have been filed against the contractor

- Whether any other requirements or legal notices pertain to the job

· Always require a written contract, no matter how small the job. The contract should include, at minimum:

- Contractor’s name

- Business name, address, phone number and fax number

- License number and type

- Insurance information

- Payment and inspection schedule

- Job plans and specifications

- Specific types and grades of materials

- Itemized total costs

- Warrantees on material and workmanship

- Start and completion dates

- Contractor’s commitment to obtain all permits

· Ask friends and family for referrals, and ask the contractor for customer references.

· Check with the local Better Business Bureau, the Secretary of State or Angie’s List to help make sure you are hiring a reputable contractor.

· Never pay cash for a job. Paying by check or money order provides a written record.

· Get written estimates that include a description of the job and itemized costs.

· Never accept an offer to take you to the bank to withdraw money.

· Never agree to get your own permits.

· An unlicensed handyman cannot legally perform any work valued at more than $1,000 for the entire job.

· Get a lien waver from the contractor when you make the final payment. This ensures that you will not be responsible for the contractor’s bills if he does not pay them.
