Proposal Will Bring Restaurant, Retail and Grocery Stores to Bedford

Planning Board to review concept Monday, will also consider plan to bring frozen yogurt restaurant to Bedford.

Among eight business items on the agenda, when the Bedford Planning Board meets, on Monday, Aug. 6, at 7 p.m. at the BCTV Bedford Town Meeting Room, board members will consider changing a retail site plan to a fast-food restaurant, and they'll also review a conceptual plan that proposes a new restaurant, retail space and a small grocery store/supermarket.

Stop & Shop representatives are asking the board to approve the change of a 2,019 sq. ft. retail space at 5 Kilton Road from retail to fast-food to accommodate a frozen yogurt restaurant.

Then, they'll hear a request to build a large development behind Bedford Mini on South River Road.

According to a report from Bedford's Planning staff, the plan calls for the development of two lots that comprise 12.08 acres. Included in the concept plan is a 7,396 sq. ft. restaurant with roughly 150 seats and 189 parking spaces; a 6,662 sq. ft. retail store; and a 12,515 sq. ft. grocery/convenience store or small supermarket.

Among concerns expressed by the planning staff, in their report, are the amount of parking spaces requested and wetlands and archaeological concerns on or near the property. The planning staff submitted the following recommendation regarding the conceptual plan:

Given the number of waivers required for the plan as proposed and the natural constraints on the property, the Planning Staff feels that the proposed development may be too intense for the site as currently constituted. Staff recommends that the Planning Board provide the applicant with as much input as possible on site layout and the waivers required for the plan as presented.
