Seacoast Towns See August Home Sales Slip While Median Price Climbs

Single-family sales fell in August across 13 Seacoast towns, while the median sale price rose to $923,500.

PORTSMOUTH, NH — Single-family home sales slipped in August across the Seacoast Board of Realtors' 13 Sample Seacoast Towns, while prices continued to climb, according to statistics released by the Seacoast Board of Realtors in Portsmouth.

The report says August sales of single-family homes declined 6 percent from 2025 amid what it described as elevated sales prices and mortgage interest rates. At the same time, the median sale price rose 8.6 percent to $923,500, the highest level since April.

The sampled communities were Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook and Stratham.

"The Seacoast real estate market continues to hold its own despite extraordinary economic pressures," Ryan Kaplan, the president of the Seacoast Board of Realtors, said. "Consumers continue to demonstrate confidence in local real estate."

Despite the year-over-year drop in sales volume, the market set what the report described as a record August for million-dollar-plus sales, with 32 such transactions. The biggest sale was a waterfront property in Hampton at 4 Nor'East Lane for $5,010,000. It was the second biggest sale ever in Hampton. Of the month's 77 single-family sales, eight topped $2 million.

Inventory also showed some movement.

The report said there were 197 active listings at the end of August, the most since June 2020. For the first eight months of 2026, single-family sales were up 3 percent, while the median sales price reached $890,000, up 3.9 percent.

The condominium market moved in a different direction in August.

The report said 60 condominium sales were recorded for the month, down 14.2 percent from 2025. The monthly median condominium sale price was $507,500, down 16.9 percent from the same period a year earlier.

Year to date, condominium sales were up 3.4 percent, but the median sales price was $569,000, off 2.7 percent, according to the report. The month's biggest condominium sale was on Campbell's Island in New Castle at $3,950,000, which the release described as a full-price transaction.
