New Jersey residents who expect to seek 2025 ANCHOR property tax relief are getting an early look at how the application process will work.
The state said most eligible filers under 65 who are not collecting Social Security or Railroad Retirement disability benefits will have their applications automatically filed.
According to the New Jersey Department of Treasury, "most eligible filers will have their 2025 ANCHOR applications, form ANC-1, auto-filed and will receive an ANCHOR Benefit Confirmation Letter in August 2026."
The ANCHOR program, short for Affordable New Jersey Communities for Homeowners and Renters, offers property tax relief to New Jersey residents who own or rent property in New Jersey as their main home and meet certain income limits.
The state said this year's ANCHOR benefit is based on residency, income and age from 2025.
That means eligibility turns on a resident's status during that year, according to the program description provided by the Treasury Department.
The filing rules are different for seniors and for residents receiving certain disability benefits.
The Treasury Department said, "You must complete the combined Application for Property Tax Relief, Form PAS-1, to file for your ANCHOR benefit, even if you do not qualify for all three programs. You must either file online or complete the paper application; we will not automatically file the application on your behalf."
For residents under 65 who are not collecting Social Security or Railroad Retirement Disability Benefits, the state said most eligible filers will be auto-filed.
The department also said eligible individuals whose ANC-1 applications are not auto-filed can file the property tax relief application electronically or download the ANC-1 application and submit it by mail when the application becomes available.
According to the Treasury Department, those residents should check back for updated filing details.
The deadline to apply for the 2025 application is Nov. 2, 2026.
