The Art Of Selling Higher Priced Older Homes in Town

In a time when new home buyers are looking for everything to be new and updated, home owners that own large older homes built almost 100 years ago are at a disadvantage, unless they are remodeling the whole house, and even then new home buyers may not like the fact the home was built that long ago, so how do you handle that? We ask Matthew De Fede or Realty Executives how he has become the go to broker for selling these older homes.

"Well it helps if the home has a story, or a history we can leverage, there are a lot of people out there that do appreciate the older homes and the history of the home"

Says Matthew, he also mentioned that he thinks the older homes are built way better then some of the newly constructed homes in the area.

"The older homes were built to be homes, they were not made for profit, they were constructed with better materials than sheet rock and floating floors, skilled craftsman worked on these larger homes"

Matthew's company is a Real Estate Brokerage but also specializes in marketing homes, especially the older homes that are quite large, he targets more affluent home buyers from the NYC & Jersey City areas that want a more quieter life.

He told us a story about a home in Nutley he listed around Christmas time on The Enclosure in Nutley where he hired a Santa Claus and blocked the whole street and were allowing families to take free photos with Santa, and a buyer actually walked in and purchased the home because they loved it so much.

"You need to be creative, and you need to have professional photos and video, and market the property across all the social channels, like Facebook, Instagram, Linked In and more...The MLS is just not enough these days, our most recent celebrity client found one of our listings on Instagram believe it or not and shes purchasing a lovely town home for herself"
