Hotel, Rooftop Bar Approved For ON3 Complex On Route 3

NEW JERSEY — A hotel with a rooftop bar is coming to the ON3 mixed-use complex on Route 3, developers announced Thursday.

ON3 – which is located at the former home of Hoffmann-La Roche in Clifton and Nutley – has been seeing exponential growth in recent years, with more than 5,500 employees expected at the redeveloped site by the end of 2021.

The site is now host to tenants that include Ralph Lauren and the Hackensack-Meridian School of Medicine at Seton Hall University.

But there’s more to come, developers say.

According to Prism Capital Partners, the city of Clifton has granted final site plan approval for a dual-brand Marriott AC/Element Hotel with rooftop bar at ON3, paving the way for the introduction of a hospitality component at the 116-acre flagship redevelopment.

Prism Capital stated:

“The 266-room Marriott AC/Element Hotel will feature both limited-service and extended-stay options. The seven-story structure will occupy a parcel visible from Route 3, along Metro Boulevard. The building will be a model of energy efficiency benefiting from ON3’s existing campus infrastructure, including its central utility plant with a 10-meagwatt cogeneration facility.”

“The City of Clifton understands the immense benefits of a world-class, mixed-use property; it has been a great partner in embracing our vision for ON3 and supporting the development needed to realize its full potential,” said Eugene Diaz, principal partner at Prism Capital.

“The hotel and rooftop bar are long-missing amenities for this area, and by securing the Marriott flag, we continue to establish ON3 as a magnet for industry-leading brands,” Diaz said.
