Nutley 2022 Town Budget Has Tax Increase For Homeowners
Nutley's municipal budget will have a tax increase for homeowners. But it won't be as large as officials estimated earlier this year.

NUTLEY, NJ — Nutley’s 2022 town budget will have a tax increase for local homeowners, although it won’t be as large as municipal officials estimated earlier this spring.
The Nutley Board of Commissioners adopted the town budget during a meeting earlier this month (watch the video below).
The budget will mean an increase of 2.12 percent to the municipal portion of a property owner’s taxes, according to figures from Commissioner Thomas Evans. See the full presentation here.

In April, Evans reported that the draft budget would have a 3.6 percent tax hike for homeowners. Read More: Nutley Homeowners May Face Tax Hike Under 2022 Town Budget
Township officials were able to lower the tax hike by reducing expenses, Evans reported at the commissioners’ June 7 meeting.

Property taxes have consistently been one of the most pressing issues in Essex County, including Nutley, which had the 95th highest average property taxes in New Jersey last year. The average residential property tax in Nutley in 2021 was $12,344 for a home valued at $321,172. That was a $553 increase from 2020 – a difference of 4.69 percent.

Property taxes in New Jersey are made up of three parts: school, municipal and county. Here's how that broke down in Nutley last year:
- School – 50.4%
- Municipal – 33.4%
- County – 16.3%
