3 Warehouse Applications To Be Heard In Bridgewater In Next 3 Months

While the Township Council passed an ordinance limiting warehouse use in Bridgewater there are still three pending applications to be heard.

BRIDGEWATER, NJ — While the Township Council did pass an ordinance limiting warehouse use in Bridgewater there are still three pending applications set to be heard at the end of December and into 2023.

Since the applications were submitted prior to the ordinance being passed on Oct. 17 they are not impacted by the new restrictions. The ordinance only impacts new applications. (See the ordinance below)

"We have a total of three warehouse applications that are being heard through the land use board and any new applications would have to be for an accessory use," said Councilman Timothy Ring at the Nov. 10 council meeting.

Here are the three pending applications residents can expect to see in the next three months:

Centerpointe

Signature Acquisitions, LLC is looking to tear down four three-story buildings at Block 206 Lot 3 off Route 22 at the Center Pointe Office Building.

The applicant is then looking to build two warehouse buildings, one with a net floor area of 142,000 square feet and one with a net floor area of 138,000 square feet.

Two driveways are proposed along Route 22, and one driveway is proposed along Jackson Street. A total of 284 parking spaces are proposed. Multiple variances are being sought.

The application will be heard before the Bridgewater Zoning Board on Dec. 6 at 7 p.m. in the Bridgewater Municipal Courtroom, 100 Commons Way, Bridgewater.

M&M AT ROUTE 206, LLC

M&M At Route 206, LLC is seeking to build a 219,650-square-foot warehouse at Block 476 Lot 22 at 721 Route 202/206. It is located north of Bridgewater Audi and Allen Road.

The 15.86-acre lot was formally the site of Mack-Cali.

Along with the warehouse, the application will include 35, 60-foot loading bays and four, 40-foot loading bays.

The application is expected to be heard before the Bridgewater Zoning Board at the end of January 2023, said Ring.

Bridgewater Accessory Associates, LP

Bridgewater Accessory Associates, LP is looking to demolish an existing warehouse/office building and construct a new 56,700 square foot building to also be used for warehouse/office purposes.

The warehouse is being proposed at Block 234, Lot 5 off Chimney Rock Road south of Route 22 across from Hoop Heaven and next to Franklin Electric.

The application would also include 12 loading docks to serve the building, and the property will have 257 parking spaces, 11 of which shall be landbanked.

Bridgewater's Warehouse Ordinance

The township's warehouse ordinance goes into effect for M-1, M-1A, M-1B, M-1C, and M-2 zones in the township which are classified as Limited Manufacturing, Manufacturing, and General Manufacturing areas.
