The Village At Bridgewater Commons Sells For $54.3 Million
The Village at Bridgewater Commons, a 92,461-square-foot retail center, was sold to Urban Edge Properties.

BRIDGEWATER, NJ — The Village at Bridgewater Commons, an open-air retail property at 600 Commons Way, has sold for $54.3 million.
JLL Capital Markets represented the seller, Pacific Retail Capital Partners, who sold the property to Urban Edge Properties.
The Bridgewater Township Council previously gave the green light to the owner of the Bridgewater Commons to sell off a portion of its property.

At the Jan. 22 Council meeting, the Council approved a resolution to allow Pacific Retail, which acquired the property in May 2023, to transfer ownership of the Life Style Center(The Village at Bridgewater Commons) to Urban Edge Properties.

Pacific Retail will use the proceeds of the sale to reduce the debt of the Mall.
"This will allow Pacific to be in a better position to refinance the debt on the Mall in 2027," according to the resolution.
The Village at Bridgewater Commons sits directly adjacent to Bridgewater Commons, a 1.2 million square foot mall.
The center serves a trade area with a population of 130,066 within five miles and an average household income of $182,841, according to JLL.
The property was originally built in 2006 and includes 92,461 square feet across 12.5 acres.
The Villages are anchored by Summit Health, which opened a medical facility in a newly redeveloped building in 2024. Other tenants listed in the announcement include Starbucks, Shake Shack, Cava, Chipotle, Millburn Deli and Big Chicken.
"The sale of The Village at Bridgewater Commons demonstrates the strong investor appetite for well-positioned retail assets in high-barrier-to-entry locations with exceptional demographics," O’Hearn said.
"The property's dominant tenant mix, particularly its concentration of best-in-class food and beverage concepts, combined with the stability of the Summit Health medical anchor, make it an ideal acquisition for Urban Edge Properties," added Bruno.
