CALDWELLS, NJ — A local attorney recently gave a presentation to the Kiwanis Club of Caldwell-West Essex about an issue that’s ever-present for New Jersey homeowners: property taxes.

Last month, Rob Guanci, an associate attorney with Waters, McPherson, McNeill, P.C., gave a speech to the Kiwanis Club at the Cloverleaf Restaurant. Guanci – whose practice centers around property tax appeals – represents individual taxpayers and the municipalities of Ridgefield Borough and Parsippany-Troy Hills Township in litigated matters before the Tax Court of New Jersey and various county tax coards.

Here’s some of the information Guanci offered to club members, a Kiwanis spokesperson wrote:

“On average, a Jersey homeowner pays $8,400 a year compared to the nationwide average of $3,400. The property taxes we pay are based on the assessed value of their property, as determined by the town's tax assessor. When the assessment is higher than the fair market value of the property, the owner is paying too much in taxes and you may have grounds for an appeal.”
