EDISON, NJ — The Edison Township Council will hold a public hearing Sept. 9 on an ordinance that would update the township's rental registration and inspection requirements, according to township documents.
The ordinance, O.2285-2026, would amend Chapter 17, "Residential Rental Units," replacing the previously proposed rental registration code provisions with updated definitions and requirements for registration and inspection, according to the ordinance. It passed first reading Aug. 26.
The ordinance would apply to rental facilities containing five or more rental units and would require landlords to file annual registration statements with the township by Jan. 15 each year, including information such as the property address, ownership details, number of units and square footage, according to the ordinance.
Under the proposal, the township would conduct annual inspections of rental facilities, with a random sample of at least 10 percent of units inspected each year. If 5 percent or more of inspected units show "major violations" — such as a disrepaired roof or chimney, non-working plumbing fixtures, insect or rodent infestation, or overcrowding — the township could inspect all units in the building, according to the ordinance.
The ordinance sets an annual registration fee of $10 per rental unit and a $75 fee for a certificate of rental housing compliance inspection. Violations would be subject to fines of $200 for a first offense and $500 for a second offense, with escalating penalties for subsequent violations, according to the ordinance.
The public hearing is scheduled for 6 p.m. Sept. 9 at the Municipal Council Chambers, 100 Municipal Boulevard.
