The building was originally used as an auto parts distribution facility and is currently being leased to another party.

The developer hopes to build a “modern warehouse for max zone,” said Josh Sewald from Dynamic Engineering Consultants. The plan includes around 4,000 square feet of office bbump-outsand employee break rooms.

The plan includes 38 dock doors in the front of the building facing Kilmer Road. Across from the truck court will be 59 parking spaces, where 102 are required.

The plan provides brand-new utility connections along with water, sewer and gas. There will be 83 trees spread around the front of the building towards Kilmer.

The applicant is proposing all-new LED light fixtures, 25 feet in height. The warehouse will operate from 8:30 a.m. to 5:30 p.m., Monday to Friday. The company expects to have 10-15 inbound tractor-trailers a week and five to six outbound tractor-trailers a day, Sewald said.

The applicant is seeking relief for evergreen trees versus shade trees. While 400 trees are required the developer has proposed 83 trees on site.
