HILLSBOROUGH, NJ — The waiting list for Hillmont Phase II, an affordable rental community in Hillsborough Township, is now open for preliminary applications.
Households interested in the units must submit a preliminary application at www.AffordableHomesNewJersey.com and join the Hillsborough Rental Waiting List by Aug. 28, 2026, to be included in a random lottery drawing that will determine priority order. Applicants without an email address can call 609-664-2769, ext. 5, for assistance.
The Hillmont Phase II is located at 1 Schindler Court in Hillsborough, Somerset County. Six new affordable apartments are expected to be ready for occupancy in fall 2026, subject to change.
Unit amenities include central air conditioning, a dishwasher, a refrigerator, and a washer and dryer. Complex amenities include a BBQ area, a clubhouse, a fire pit lounge, a fitness center, a golf simulator and a pool. Pets are permitted, with fees and restrictions applying. The community is smoke-free.
Rents are set according to income tier. For one-bedroom units, the low-income rent is $1,154. For two-bedroom units, the very-low-income rent is $672, the low-income rent is $1,369, and the moderate-income rent is $1,717. For three-bedroom units, the low-income rent is $1,558, and the moderate-income rent is $1,960. Availability by income tier and bedroom size varies.
Maximum gross income limits are based on household size. For a household of one, the limits are $32,520 (very low), $54,200 (low) and $86,720 (moderate). For a household of two, the limits are $37,170, $61,950 and $99,120. For a household of three, the limits are $41,820, $69,700 and $111,520. For a household of four, the limits are $46,440, $77,400 and $123,840. For a household of five, the limits are $50,160, $83,600 and $133,760. For a household of six, the limits are $53,880, $89,800 and $143,680.
While any income-eligible household may apply, residents and workers of Hunterdon, Middlesex and Somerset counties will be selected before residents of other counties or states, according to Affordable Homes New Jersey, a CGP&H service.
