Hoboken Condo Sells For Nearly $5M, Setting Record

A corner condo in a former Hoboken factory just sold for $4.75M.

HOBOKEN, NJ — A Hoboken condominium with views of the Manhattan skyline just sold for $4.75 million, setting a record, said agents representing the buyer and seller.

The condo is located in the Hudson Tea building, a former Lipton Tea factory that was converted to condos starting in the 1990s.

Peter Cossio of The Hudson Realty Group at Brown Harris Stevens represented the seller, while Michael Kotler of Move Ahead Homes at New and Modern Group represented the buyer.

Several previous sales records were set in 2022 when a series of condos in mile-square Hoboken were sold for more than $4 million each.

Cossio represented the highest priced sale back then, $4.65 million for a condo at 1500 Garden St., a block from the Tea building.

The latest sale — 1500 Hudson St., 11FG — is actually two condos that were combined into one, resulting in a corner loft with unobstructed views of the Hudson River.

"The home is on the northeast corner of the building, with views toward the George Washington Bridge and the entire west side of the Manhattan skyline," noted Kotler.

The Hudson Tea building has a 24-hour concierge, gym, resident lounge, and a shuttle to the Hoboken train station.

Quarterback Lived There

The building has attracted celebrities such as former Gov. Jon Corzine — who sold his home there in 2019 for $3.9 million, setting a record at the time — and former Giants Quarterback Eli Manning. Manning had combined three units for his home, then sold it in 2018 for $3.55 million. (Agents confirmed that this latest sale was not Manning's former pad.)
