Over the past 30 year the Hoboken waterfront has gone through a massive transformation.  Shipyards and rail lines have become luxury  located on streets with boutique retail shopping & Starbucks.  http://blog.livingonthehudson.com/2013/12/18/hudson-tea-building-hoboken/
