Holmdel Development Proposal Slated For 17 Homes

Dubbed Heavenly Estates, the neighborhood will sit across Newman Springs Road, according to the developer.

HOLMDEL, NJ — In southern Holmdel, across from Newman Springs Road, a developer is looking to build a neighborhood on farmland that is currently underdeveloped.

On Tuesday night, developer, Victory Estate Management LLC, went in front of the Holmdel Planning Board to discuss their new project, 'Heavenly Estates.'

The housing project, which was presented by the project engineer Brian Murphy, asked the board to allow the developer to build 22 separate lots on the 92.4 acres of farmland off Route 520. Seventeen single-family residential homes will be built on the front of the property facing the road.

The proposal includes a single 58-acre open space lot that would surround the neighborhood. Murphy stated that the future homeowners association would be in charge of maintaining the open-space lots, Murphy said.

A separate 2.6-acre lot will be set aside for the house that is currently on the property to the north of the proposed neighborhood. “That house will most likely stay,” Murphy said. “We’re having trouble with the renters to get access to evaluate the conditions of the house.”

For sewer and water plans, Murphy said that every lot will have an individual septic system and use public water.

The plan for the neighborhood is for each owner to personalize their property. Salvatore Alfieri, the developer's attorney, stated, “We do not have architectural plans yet. There’s no design on what these homes are going to look like.”

Board members expressed concerns about the main barn on the property and requested access for a historic evaluation after Murphy expressed plans to demolish it.

Alfieri agreed to set up a site visit with the developer and experts from Holmdel Township.

The next meeting will be Tuesday, June 21, at 7 p.m. in the township building.
