Holmdel Gas Station, Store Proposal Won’t Be Heard Until 2021
The applicant, who aims to build a 3,000-square-foot store and fueling area, will not appear before the board until next year.

HOLMDEL, NJ - The preliminary and final site plan for a proposed convenience store and gas station set to take place at a Holmdel Zoning Board meeting Wednesday night will not be heard until the new year, according to a Hazlet municipal notice. It was announced during the meeting that there were not enough members of the Zoning Board in attendance to hear the proposal.
The applicant, New Horizon Properties, LLC, will choose a date to appear before the Zoning Board once the new Zoning board approves its meeting dates at its reorganization meeting on Jan. 6.
The new date will be announced via Holmdel Township website's Zoning Board page.

The applicant seeks to build a convenience store and adjacent gas station on a nearly one-acre lot at the intersection of South Laurel Avenue and Middle Road.
The property currently features a one-story masonry building/garage, but the applicant proposes to demolish the existing structure on the property and build a 3,000 square foot convenience store and fueling area with six fuel pumps.

The applicant is seeking the following variances:
(a) Use of the property as a convenience store, where the same is not permitted in the B-2 Zone. Ordinance Section 30-143.3.
(b) Lot Area of 40,641 square feet, where 43,000 square feet is required for a service station use in the B-2 Zone. Ordinance Section 30-143.6 (existing condition).
(c) Lot Coverage of 61.9%, where 60% is permitted in the B-2 Zone. Ordinance Section 30-143.6.
(d) Frontage on Middle Road of 199 feet, where 200 feet is required in the B-2 Zone. Ordinance Section 30-143.6 (existing condition).
The applicant is also seeking waiver relief for constructing a permanent structure within a stream corridor buffer, where a 100-foot buffer is required and 35 feet is proposed.
