7-Eleven, Gas Station Proposed On Route 36 In Hazlet
A 7-Eleven store with a gas fueling station has been proposed in Hazlet. Site plans will be heard by the Land Use Board in October.

HAZLET, NJ - A 7-Eleven convenience store with an adjacent gas fueling station was recently proposed at the site of the old Sunoco on Route 36 and South Laurel Avenue. The proposal for the 37,693-square-foot property is slated to be heard by Hazlet’s Land Use Board on Oct. 1 at 7 p.m., according to the municipal website.
Applicant New Horizon Properties LLC of Marlboro aims to build a 3,010-square-foot store with six fuel pumps and 12 fueling stations at the 210 Highway 36 property, according to municipal documents.
In addition to the convenience store and gas station elements, the proposal also includes several site improvements including parking lots, curbing, sidewalk, lighting, landscaping, storm water management system and utilities.

According to a legal notice, the applicant is also requesting bulk variance relief and design waiver relief, including:
- A lot area of 37,693 square feet, where 40,000 square feet is required
- A lot width of 128 feet on South Laurel Avenue and 130 feet on Liberty Place, where a minimum lot width of 150 feet is required
- A minimum lot frontage of 126 feet on South Laurel Avenue and Liberty Place, where 150 feet is required
- A front yard setback of 40.89 feet to the building on Route 36, where a minimum of 50 feet is required
- A front yard setback of 45 feet and 49.5 feet to the gas canopy on Route 36 and on South Laurel Avenue respectively, where a minimum of 50 feet is required
- A maximum lot coverage of 75.6 percent, where 55 percent is permitted
- A side yard setback of approximately 5 feet to the trash enclosure, where 20 feet is required
- A 9 feet x 18 feet parking stall size, where 10 feet x 20 feet is required
- 14 parking spaces, where 25 parking spaces are required by township ordinance
- Three building-mounted signs where one mounted sign is permitted
- Lighting within the canopy at 15 feet in height, where 14 feet is permitted
A proposed CVS Pharmacy failed to take over the plot in 2015, according to an Asbury Park Press report.
