Warehouse Project Set For Hopewell Planning Board Review

HOPEWELL TOWNSHIP, NJ — A proposed 108,000-square-foot warehouse with office space on Route 31 is back on the Hopewell Township Planning Board's agenda Thursday.

The agenda lists a resolution for memorialization for Hopewell Solar involving Block 46, Lot 12, at 61 Route 31 North. The agenda describes the matter as preliminary and final site plan approval for an office and warehouse.

Applicant correspondence filed with the township in April identifies Hopewell Solar LLC as the property owner and applicant seeking preliminary and final site plan approval. The property is at 61 Route 31 North, Block 46, Lot 12.

“The Applicant proposes to construct a 108,000-square-foot warehouse with office space on the Property,” the correspondence states. The filing included architectural and site plans, a stormwater management report, septic system soil testing results and a traffic impact statement.

A separate township engineering review describes the property as a 12.42-acre parcel with about 642 feet of frontage on Route 31. The review says the property is currently unimproved farmland and describes the proposal as a 108,000-square-foot warehouse and office building with parking, loading areas, stormwater management basins, landscaping and lighting.

The agenda also states that there are no wetlands or environmentally sensitive areas on site.

Thursday's Planning Board meeting begins at 7 p.m. and will be held electronically through Zoom, with no in-person meeting location.

Members of the public can participate and provide public comment for items not on the agenda.
