Sellers and Buyers Better Spring Into Action

Get a jump on the competition. If you are buying or selling a home you are competing whether you realize it or not. That’s right! You may not feel competitive but you are nonetheless in a competition with other buyers and sellers.
I encourage you to move ahead of the pack and get ready now.
Sellers: Now is the best time to list your home. It is still cold outside but EVERYONE is already thinking of Easter and spring especially that daylight savings time just robbed us all of an hour of sleep. The upside is it will be lighter later. What is going on in the Real Estate world? Agents are sending out St. Patty’s day cards reminding their sphere of influence that they are still alive and well and ready to list their homes. Sellers who have been on the market since fall and haven’t been successful are getting ready to re-list with the same agents who couldn’t sell their house in the first place. That always puzzled me. The majority of the agents I have observed simply re-list the home under a different MLS number to make it appear that the home is newly listed (this never fools anyone who simply googles the house and finds the previous listings on Zillow or Trulia). Then they do the exact same thing they did the last time which unfortunately is very little and obviously did not work. I believe in doing more for my clients and that means more than an MLS, Zillow or Trulia ad. I work with a great team of people too so you get more than just one agent. We know how to market and sell homes. We ARE the closers.

The market is tight now. There is very little inventory. I need homes to sell. We have plenty of buyers, we need to match them up with the homes of their dreams. Don’t wait to list your home. Buyers: Right now discussions are under way about when and where they want to look for a house. In most cases the decision centers around the very important issues of sales price and re taxes. Each buyer is different and depending on the demographic the goals are different. I hear parents’ concerns over schools. That really is a no brainer. Virtually every school district in Monmouth and Ocean Counties are great. The suburbs of New Jersey are very different from inner city schools in that the problems of violence and poor academic records are for the most part nonexistent. Almost every parent in every school district will brag about how great their particular school is. So everyone is just prejudiced about where they live or they are all telling the truth leading me to believe we have great schools all throughout Central New Jersey. I tend to believe the latter.

The snow has us all thinking about moving to warmer climes or communities where the hard work of snow removal, cutting grass, raking leaves etc... is done by someone else.
