1. LOCATION: North Jersey location. You are between 20-30 miles from Manhattan. Trains are very good. To drive, you can be in midtown (Times Square) in as little as 30 minutes.
2. Offers something for EVERYONE: The closer you live to NYC, the more expensive the property is usually. You can find a great house in the $300s or in the $1M+ range - there is a neighborhood and a location to suit everybody's needs and financial requirements. You can live on a 1/4 acre property and also on a 5 acre parcel - and still be minutes away from shopping, restaurants, nightlife, a good downtown, etc
3. SCHOOLS: Most of Morris County offers an 8 or higher school system (on a 1 to 10 ranking). The schools are a big draw for families. For example, Morristown High (rated a 7/8) has one presidential scholar and two perfect SAT scores. The schools are very well funded and offer a range of programs - from sports, to music to creative writing - there are excellent programs within the public school system.
4. TAXES: NJ in general has high taxes. But there are three townships in Morris County which have amongst the lowest taxes in the entire state.
