It seems everyone is holding their breath waiting to list their homes for sale as soon as prices go a little higher.  Now is the time.  As an active agent in Monmouth and Ocean Counties I am encountering many FSBOs.  These folks mistakenly think that selling it themselves is going to result in a quick sale for more money.  They are by in large very wrong.  Not only are they putting themselves and their families in danger because they have no idea who is coming to see their home but most offers fall through because they are fictitious or the potential buyer is not pre-approved for a mortgage and doesn't qualify.  This leads to unnecessary anxiety and disappointment.  Then there is the pricing issue.  it has been my experience that FSBOs generally price their home up to 20%below market value.  In an attempt to save a 5% or 6% commission fee they lose 15% or more.  Additionally, buyers who search out FSBOs low-ball them and the sellers generally don't have the appropriate recent sales comps to adequately negotiate.

Next there are those who hire incompetent agents or what I like to call the quick sale agents.  They lowball the listing price in order to get a quick sale.  Recently an acquaintance of mine put his house up for sale with his company (he is retired).  He asked me to price his house.  His agent wanted to list it $30,000 lower than what my comps were.  The reason?  She used 12 month old comps INSTEAD OF RECENT COMPS.  She is either lazy, incompetent or out for a quick commission with no care or concern for her client.  Using my comps he listed the house at what I suggested with his company and received an offer within two days slightly below the list price.

Most agents need sales to survive.  Make sure you choose the agent that  has your best interest at heart.
