First Avenue Construction To Be Weighed By Manasquan Planners
Manasquan borough planners are slated to review proposed plans for three new beachfront properties, according to planning board documents.
MANASQUAN, NJ - Manasquan borough planners are slated to review application plans for three proposed new beachfront properties, according to municipal documents.
Applicants Janet & Scott Cinfio are seeking to demolish both existing buildings and construct a raised two-story dwelling with an 80-square-foot garage at 336 First Avenue and a two-and-a-half story dwelling on the beachfront (located at 337 Beachfront).
The applicants are seeking the following variances:

- Building coverage of 46.4 percent proposed (a maximum coverage of 35 percent is permitted)
- A building separation of 22 feet (a minimum building separation of 35 feet is required)
- A proposed generation in the northern side yard (standby generators are prohibited in any side yard)
- A driveway width of approximately 22 feet (a maximum driveway width of 20 feet is permitted)
- At the beachfront property, a 10.7-foot front yard setback to the deck (a minimum front yard setback of 15 feet is required)
- At the beachfront property, a dormer length of 20 feet for the stairwell (a minimum dormer length of 10 feet is permitted)
- At the First Avenue property, a front yard setback of 8.7 feet is proposed (a minimum front yard setback of 10 feet is required)
The board will also be hearing an application proposed by landowner Michael Haskell, aiming to demolish both existing buildings on 395 Beachfront/394 First Avenue and construct a two-and-a-half story dwelling on the beachfront. A dedicated walkway to the beachfront is proposed, as well as two parking spaces in the garage and additional spaces in the driveway.

- A building coverage of 41.21 percent (35 percent is the maximum building coverage permitted)
- A front yard setback of 5.34 feet to the deck (15 feet is required to the beachfront)
- Air conditioning units to be located in the northern side yard setback approximately one foot (mechanical equipment is not permitted in the side yard)
