Township Planners Approve Morganville Affordable Housing Complex

At a recent meeting, the local planning board approved the construction of 387 apartment units on Texas Road in Morganville.

MARLBORO, NJ - The Marlboro Township Planning Board has approved an application for the construction of a new affordable housing development, according to municipal documents. The application, approved at a meeting earlier this month, calls for the construction of 387 apartment units on Texas Road in Morganville.

Submitted by Pallu Associates, LLC, the application calls for 16 three-story, multi-family apartments on 39 acres situated at the northwest corner of Texas Road and Wooleytown Road/Falson Lane.

78 of the units will be designated non-age restricted affordable housing rental units for low- to moderate-income individuals. 309 residential units will be market-rate, according to meeting documents. The development is slated to include a 5,868-square-foot clubhouse, 3,545-square-foot pool, tennis court, playground, 808 parking units and an electric vehicle charging station.

According to testimony conducted prior to the application approval, the intersection would not meet the federal traffic volume threshold to qualify for a traffic light to be installed. However, a traffic engineer did note that the applicant would be willing to install a four-way stop at the intersection should the Marlboro Township Council support a related ordinance.

The development project was approved following a 2019 court settlement regarding the township’s requirement to provide sufficient low- and moderate-income housing units. Neighboring townships like Howell and Holmdel have made similar settlements to satisfy affordable housing requirements.
