Office for Sale as Dish Network Leaving
Owner wants to sell property because its largest tenant is closing call center there, a real estate firm announced.

A 130,000-square-foot office complex in the Pine Brook section of Montville Township is on the market because its largest tenant, Dish Network, is shutting down its call center there, a commercial real estate firm announced Monday.
The property, 34 Maple Ave., also known as 34 Corporate Plaza, is listed at $9.5 million on Loopnet.

NAI James E. Hanson, a commercial real estate firm, is handling the sale, according to a news release from the firm.
Senior vice presidents Joshua Levering and John Schilp, and sales associate Nick Herrick, are working on the sale, according to the news release.

"Ownership decided to take another direction as the largest tenant, Dish Network, is shutting down the second floor call center leaving over 100,000 square feet available," Levering said. "As such, it is more practical to sell the building to a tenant/user or a local developer who will reposition the property. It is an excellent opportunity for another call center, data, medical or educational occupant. The 67,000-square-foot second floor is one of the largest contiguous spaces in the marketplace. Coupled with a modern infrastructure, the building will be well received by the marketplace."
The property is owned by American Landmark Properties Ltd. Its property tax bill last year was about $243,000.
County real estate records show the property sold for $16 million in 2000.
The second floor can handle around 300 employees, the Loopnet listing says.
Schilp said the property, located on Interstate 80, and surrounded by Routes 46, 280 and Interstate 287, has plenty of parking, a full-service cafeteria, outside walking areas, loading dock, heavy power and income from existing tenants.
