A Tale of Two Tiers: What’s Happening in the Morris County Housing Market?

Right now, the statistics—and the on-the-ground reality—are pointing to two very different experiences depending on your price point.

The $1.2M Threshold For homes priced under $1.2 to $1.3 million, the market is experiencing an unprecedented frenzy. Buyers are acting with intense urgency, particularly in the $700,000 to $800,000 range. We are seeing fierce bidding wars and properties flying off the market for astronomical numbers well over the asking price.

However, once you step into the luxury market above $1.3 million, the landscape is much quieter. Just six months ago, appropriately priced luxury homes were seeing multiple offers over a single weekend. Today, we are seeing lackluster showing activity and less urgency from high-end buyers, with some luxury homes selling at or slightly below the list price.

By the Numbers: This Week in Morris County Real Estate Tracking Morristown, Chatham, Madison, Harding, Morris Plains, Mendham, Chester, Bernardsville, Basking Ridge, and Randolph, here is what the data showed ahead of the Memorial Day weekend:

• Inventory Dips (Mostly): We saw 64 homes come on the market, a 28% decrease from the prior week as sellers held off for the holiday. However, Morristown and Morris Township bucked the trend with a massive 56% increase in new listings.
• Speed to Sale: The 43 homes that went under contract this week spent an average of just 21 days on the market—a 12% decrease in time compared to last week.
• Closing the Deal: We saw a 46% surge in closed sales (41 homes) as people rushed to close before the long weekend. The average list price of these homes was $1,254,000, but the average sale price jumped to $1,319,000.
• The Over-Asking Premium: On average, homes sold for a staggering 6.7% above list price. The most competitive towns this week included Mendham (closing 12% above list), Bernardsville (11% above list), and Morris Plains (9.7% above list).

Because closed data reflects deals made 30 to 60 days ago, it will be incredibly interesting to watch how the current "divided" market shapes the data as we move into the summer months.
