The local housing market is currently experiencing what can only be described as a late fall surge—a highly unusual but welcome shift in our seasonal real estate cycle. Typically, the fall market gains momentum immediately after Labor Day, sees a brief surge in inventory, and begins to quietly taper off by late September. However, reviewing the data across Morris County over the past two weeks reveals a distinctly different narrative.

For months, the defining characteristic of our market has been a profound lack of inventory. Yet, the past two weeks have delivered a substantial influx of new listings, providing immense relief for buyers who have been waiting patiently on the sidelines.

This past week, 49 new homes came onto the market, consisting of 35 single-family homes and 14 condos or townhouses. While this represents a slight decrease from the abnormally high 66 listings we saw the week prior, it indicates strong, healthy market activity. The average list price for these new entries sits at $1,482,000.

Because of this sustained listing activity, our active inventory has finally crept up. We are currently holding at 315 active homes on the market. While this is still historically light, any upward trend in inventory is a promising sign for a healthier, more balanced marketplace.

Buyer demand remains robust, evidenced by the 32 homes that went under contract this week—a 39% increase over the previous week. Interestingly, the average days on market for these pending properties was 33 days, with an average list price of $1,106,000.

Pricing Realities in a Softening Market

Despite the surge in inventory, closed sales demonstrate that appropriately priced homes are still commanding premium valuations. We saw 24 homes successfully close this past week. The average list price for these sold properties was $871,000, while the average sale price reached $891,000, meaning homes sold, on average, for 2.5% above their asking price.

However, a closer look at the town-by-town data reveals that the market is no longer a "one size fits all" landscape:

While these numbers are strong, the market is undeniably softening. We are witnessing more price reductions than we have seen in a very long time. The era of every home flying off the shelves in a single weekend with waived contingencies is over.

Strategic Takeaways for Buyers and Sellers

If you are preparing to sell, absolute precision in pricing is critical. Sellers cannot rely on comparative market data from four to six months ago; pricing a home based on spring anomalies will lead to stagnation. Furthermore, expectations must be adjusted. Seeing your property remain on the market for three to four weeks is not a cause for panic—it is simply a return to normal market pacing. A home is not fundamentally flawed just because it takes a month to find the right buyer.
