A Tale of Two Markets: Understanding Morris County's Real Estate Realities

Why local home pricing is no longer a one-size-fits-all equation, and what it means for buyers and sellers this season.

If you have been keeping an eye on the local real estate market, you might be feeling a bit of whiplash. On one block, a home receives a dozen offers over the weekend; on the next, an exceptional property sits quietly, eventually adjusting its price.

We have officially entered a hyper-nuanced, split market across Morris and Somerset counties. Success right now isn't determined by broad national headlines—it is determined by a case-by-case, neighborhood-by-neighborhood approach.

Across our primary local markets, active inventory has crept up slightly by 3% to 304 active homes, providing a welcome bit of breathing room for buyers. However, overall incoming inventory remains tight, with 61 new properties listing this week—a 6% drop from the week prior.

The real story, however, lives in the final sales prices. On average, homes in our region sold for 3.6% above their original list prices. But when you break down the localized data town by town, the divide becomes starkly clear:

  • Chatham & Morristown Area: Chatham led the region with homes closing at an average of 9.6% over list price, closely followed by Morristown and Morris Township at 8.1% over list. Basking Ridge also demonstrated strong demand at 8.0% above list.
  • The Balanced Zone: Morris Plains homes sold exactly at their list prices, while Chester (3% above) and Bernardsville (3.5% above) saw steady, competitive gains.
  • The Value Opportunities: In a rare shift, selective pushback occurred in Madison, where homes closed at an average of 2.5% below list price, and in Harding, which saw sales average 2% below list.
