45-Story Apartment Building Proposed For New Brunswick

NEW BRUNSWICK, NJ — A proposal is before the New Brunswick Planning Board to build a 45-story apartment building at 259 George Street.

If it goes through, the massive apartment building will be built in a vacant lot behind the Abundant Life Family Worship Church that is there currently.

There are no plans to knock the church down; it will remain. The development is actually a partnership between the church, which owns that land, and the developer, Ifany LLC, according to Tap Into.

This will be a 45-story apartment building of 800 apartments, 160 of which will be affordable or low-income housing. The developer also wants to build a covered parking garage of 501 spaces. There will be retail shops on the ground floor of the apartment building.

The proposed development is located in New Brunswick's Downtown Redevelopment District Renewal Area, which the city already zoned for redevelopment/new construction. And it needs no variances. And the New Brunswick Housing Authority already approved the additional low-income housing units in 2024, Tap Into reported.

This comes at a time when cities and towns across New Jersey say they have to comply with increased affordable housing quotas from the state.

Additional improvements to the lot include repaving the existing parking lot at Abundant Life Church and adding 25 new parking spaces there.
