Redevelopment Project/29th Street Firehouse/Capital Improvement Projects: What's On Ocean City Council's Agenda?

Ocean City, NJ -- Ocean City Council will be asked to consider taking a step to help a redevelopment project on 10th Street get underway at its meeting Thursday night, Aug. 11, 7 p.m. at City Hall.
The proposed ordinance up for introduction calls for the vacancy of a 17.25 foot wide portion of 10th street next to the site of a redevelopment project at the former Dan’s Dock and Seafood building. Bayfront Preservation Foundation proposes building a three-story mixed residential and commercial complex on the site.
The proposal was approved by the Planning Board in the spring.

During that meeting, Ocean City Community Services Director Michael Allegretto, who represents the administration at Planning Board meetings, provided the dissenting vote based on concerns over traffic and a gas station component to the project, according to the Ocean City Gazette.
Council will also consider re-apportioning some money put in place in a 2013 ordinance that appropriated $4,550,000 and allowed the city to bond $4,322,500 for various improvement projects.

City council will decide whether it should take $450,000 in appropriations and $427,500 in bonds from the proposed construction, rehabilitation and reconstruction of parking facilities and their associated boardwalk parking lots to help pay for the construction of a new firehouse on 29th Street, among other projects, according to the agenda packet.
In other ordinances, council will consider changes to the housing code and the property maintenance code, revisions in zoning and land development and the elimination of residential development fees from Section 18 of the municipal fees portion of the city ordinances, instead referring residents to the Affordable Housing portion of city ordinance.
There will also be a public hearing and final vote on proposed funding for various capital improvement projects in Ocean City. On July 28, council approved a proposed ordinance on introduction to appropriate $18,965,000 and allow the city to borrow $18,461,750 to pay for multiple projects.
Finally, there will be a public hearing and final vote on a proposed ordinance to re-zone Block 3509/Lot 2 to a residential multi-family bayfront structure. The structure already contains the townhomes at Blue Water, an 11 multi-family home structure that is not a permitted use under its current R-2-60 classification.
There are also 16 items on the consent agenda.
