Convenience Store Proposed At Bank Site In Paramus

PARAMUS, NJ — A proposal to replace an existing bank building with a convenience store is heading before the Paramus Board of Adjustment.

134 Paramus LLC wants to remove the bank building and construct a convenience store across three properties: 130 South Farview Avenue, 134 South Farview Avenue and 19 Pleasant Avenue, according to the board’s agenda.

The proposal matters to Paramus residents because it would replace an existing bank with a new retail use next to a residential neighborhood.

The application is scheduled for a hearing at 7 p.m. Thursday in the Borough Hall Council Chambers, 1 West Jockish Square.

The project requires several variances from borough zoning standards. Plans call for 71% impervious coverage, which generally includes buildings and paved surfaces, compared with the permitted 50%. The applicant also proposes an 18-foot rear-yard setback instead of the required 35 feet.

Plans show a 30-foot curb cut, compared with the permitted 20 feet. The proposed buffer alongside a residential zone would be 5 feet wide, while 35 feet is required.

According to the agenda, the project also does not comply with separate borough rules prohibiting buildings, structures, paving and parking within planted areas and buffer areas.

The agenda does not identify a store brand, describe proposed operating hours or indicate whether fuel sales are planned.

Residents may comment during the public hearing before the board considers the application.
