5 New Stores & Restaurants To Open At This Rt. 1 Mall Near Princeton
From fast-casual dining to activewear and luxury bath products, MarketFair is adding a wave of new stores and restaurants.

PRINCETON, NJ — MarketFair in Princeton, is undergoing a significant expansion, with more than 41,000 square feet of new retail and dining space coming to the property as part of a $5 million capital investment, officials announced Monday.
The new tenants span local and national brands across retail, dining and lifestyle categories. Anticipated openings include:
- OFFLINE by Aerie (Winter 2026) — A 7,794-square-foot activewear store near Banana Republic offering performance apparel and athleisure.
- Kohler Co. (Winter 2026) — A 3,105-square-foot showroom near Lovesac featuring premium kitchen and bath products, cabinetry, tile and lighting.
- LaScala's Fire (Winter 2026) — A 9,552-square-foot modern Italian restaurant with interior and exterior patio space, known for wood-fired pizza, handcrafted pastas and fresh seafood.
- Warby Parker (Spring 2026) — A 1,909-square-foot eyewear and lifestyle store currently under construction across from the Sunglass Hut.
- Sweetgreen (Summer 2026) — A 2,431-square-foot fast-casual restaurant across from Tommy's Tavern + Tap, focused on fresh, locally sourced ingredients.
The expansion builds on renovations already underway at the center's south end, including a redesigned corridor and main entrance anchored by Eddie V's Prime Seafood, which opened in June 2025.

Upgrades include green wall installations, skylight additions, elevated furnishings and new exterior signage. Broader property improvements include energy-efficient lighting, HVAC upgrades and ADA accessibility enhancements.
"MarketFair's leasing momentum is driven by a forward-thinking strategy centered on quality, curation and market relevance," said Nikki Columbo, senior vice president at Centennial Real Estate, which manages the property on behalf of owner Nuveen Real Estate.
