PRINCETON, NJ — The National Apartment Association (NAA) has named The Alice, a boutique luxury apartment community in Princeton, its 2026 Small Community of the Year, an honor given to rental communities with fewer than 150 units that show exceptional performance and top-tier resident services.
The Alice is a 125-unit community located at the corner of Terhune Road and North Harrison Street. It opened in March 2025 with 100 market-rate units and 25 income-restricted apartments available at 30, 50 and 80 percent of Area Median Income. The property is owned by WinnCompanies and operated by WinnResidential, the company's property management arm.

The NAA's annual Excellence Awards program recognizes outstanding performance and leadership across the rental housing industry, honoring apartment communities, industry professionals and affiliated apartment associations.
The community offers one-, two- and three-bedroom apartments with private balconies, and nearly half of the units include dens designed for hybrid or remote work.
The property also hosts building-wide exhibitions featuring the work of local artist Thomas George, along with gallery openings and live jazz performances.
The Alice is certified under several third-party green building programs, including the U.S. Department of Energy's Efficient New Homes Program, the Environmental Protection Agency's Energy Star Multifamily New Construction program, and the EPA's Indoor AirPLUS program. The building uses all-electric high-efficiency heat pumps for heating and cooling and includes multiple EV-charging spaces.
Amenities include a fitness center, a rooftop terrace with fire pits and grilling stations, a community park with a dog run and tot lot, and a shuttle service connecting residents to downtown Princeton and the Princeton Rail Station.
