New Mixed-Use Building Proposed For Summit’s Beechwood Road

The project would add new commercial and residential space as developers seek zoning approval.

SUMMIT, NJ — A proposal to replace an existing Beechwood Road property with a larger mixed-use development featuring commercial and residential space is under review by the Summit Zoning Board of Adjustment.

MRY Beechwood 11-15 LLC is seeking approval to redevelop the properties at 11-15 Beechwood Road with a new building that would include retail space on the first floor along with professional office and residential uses.

The project requires several approvals from the zoning board, including preliminary and final site plan approval, a height variance and other zoning variances.

The application calls for a building with approximately 12,002 square feet of total floor area. The existing structure on the property is approximately 7,748 square feet.

The proposed redevelopment would replace the current building with a larger mixed-use structure at the Beechwood Road site.

The developer is requesting permission to exceed certain zoning requirements, including the maximum allowed building height, along with other requested variances related to the project.

Variances allow property owners to request exceptions to certain zoning requirements. The Zoning Board will review whether the proposal meets the requirements for those approvals under state zoning law.

The property is located at 11-15 Beechwood Road in Summit. The application was previously heard by the Zoning Board on June 1 and remains under review.

During the public hearing process, residents have the opportunity to learn more about the proposal and provide comments to the board.

The Zoning Board will ultimately decide whether to approve the requested variances and site plan approvals.
