Verona Property Tax Revaluation Nears Finish Line: What To Know
Why are revaluations done? Will your taxes go up – or down? Here's what Verona homeowners should know.
VERONA, NJ — A town-wide property tax revaluation in Verona is nearing the finish line.
The township kicked off a new revaluation last year, which is finally coming to a conclusion. The final tax list is expected to be filed with the Essex County Board of Taxation on Feb. 10.
During a revaluation, all properties in a city or town are reassessed to find out their current “full and fair value.” The goal? To make sure each home or business owner is paying their fair share toward the town’s overall tax burden.

Although almost all property values rise during a revaluation, it doesn't necessarily mean that all property taxes will increase, experts explain: some may rise and others may fall. Learn more here.
The mandatory program was ordered by the Essex County Board of Taxation, and will include all residential, commercial and industrial properties in town. As part of the process, inspectors visited local properties throughout the year.

It’s been nearly six years since a revaluation was completed in Verona.

REVALUATION UPDATE
On Jan. 26, township officials announced that new property assessment letters have been mailed to local homeowners. All properties within Verona Township have been inspected, analyzed and valued.
Final tax bills will ultimately be determined by the adoption of the 2026 budgets. However, the estimate provides a reasonable and informative benchmark, municipal administrators said.
Here are three other things to know, the township said:

- ‘FAIR AND EQUITABLE’ – Pursuant to applicable New Jersey law, the Essex County Board of Taxation, with approval of the State of New Jersey, ordered the Township of Verona to conduct this revaluation to ensure fair and equitable assessments.
- REVENUE NEUTRAL – The revaluation is revenue neutral and is intended to promote fairness and uniformity across all properties.
Verona isn’t the only town in Essex County that has recently been ordered to do a revaluation. Others include Caldwell, Cedar Grove, Montclair, Newark and West Orange.
