Rt. 23 Apartment Application Could Be Decided Monday

The application for a 232-unit residential and retail building on Route 23 South has been going before the Board of Adjustment for months.

WAYNE, NJ — The Zoning Board of Adjustment could decide Monday whether a 232-unit apartment and retail complex can be built on Route 23.

Galreh LLC's application has been going before the board since the fall of 2016. Galreh has been trying to redevelop the property since 2008 after trying, and failing, to market it to various businesses.

Galreh's owner said the property's 12,800-square-foot retail space has been designed with Trader Joe's in mind. Galreh spoke to several businesses, including ShopRite, Whole Foods Market and CVS about bringing their business to the property, but they all said no. Whole Foods said it was because the area does not have enough college-educated people, Galreh's owner testified at a board meeting.

The property is located in a flood zone bordering Pompton Plains. Officials made Galreh redesign its stormwater management system to ensure it will not contribute to area flooding and help reduce it.

Mark Semeraro, the lawyer representing Galreh, previously said the plan reduces the 100-, 10-, and two-year floodwater runoff by 29, 46, and 56 percent, respectively.

Of the 232 luxury apartments, 112 would be one-bedroom, 116 would be two-bedrooms and four would be studios. Approximately 23 would be affordably-priced.

The meeting will begin at 7:30 p.m. in the council chamber at the Municipal Complex. It will be broadcast on cable channel 77 and on waynetownship.com.
