WEST WINDSOR, NJ — The West Windsor Township Planning Board is scheduled to consider an application seeking preliminary and final major site plan approval for 33 Princeton-Hightstown Road.
The application, PB26-07, is from Ellsworth Realty Associates LLC and concerns Block 5, Lots 20 and 76 in the RP-7 District, according to the board's agenda.
The Planning Board will meet Wednesday at 6:30 p.m. in Meeting Room A at the West Windsor Township Municipal Building, 271 Clarksville Road. The township's meeting page links to the agenda and application documents.
The agenda says the applicant is bringing the site plan after "recent revisions" to zoning in the RP-7A Princeton Junction Redevelopment Plan District. It would continue the modernization and upgrade of the existing mixed-use walkable village center at the corner of Princeton-Hightstown Road and Cranbury Road.
The proposal calls for renovations to existing buildings and construction of three new buildings: two mixed-use buildings next to a relocated driveway off Cranbury Road, plus a residential building in the rear of the center that would replace the dry-cleaning building.
Upon completion, the center would have 26 residential units and approximately 30,823 square feet of commercial space, the agenda says.
The proposal could reshape an existing Princeton Junction center with new housing, commercial space and building renovations.
The board is also scheduled to receive an ordinance referral from the Township Council involving Ordinance 2026-17. The agenda identifies it as an ordinance amending bulk and use standards of the RP-1 Zoning District for Block 6, Lots 54, 55.01 and 76.
Formal action may be taken, according to the agenda. Public comments on non-agenda items have a 15-minute limit and a three-minute limit per person.
