3-Story Mixed-Use Site Plan Approved By Westfield Planning Board

WESTFIELD, NJ — The Westfield Planning Board approved an application for 184 Elm St., clearing the way for changes to a previously approved mixed-use project in the town’s General Business zone.

The application was approved with provisions at the Planning Board's Aug. 3 meeting.

The property, listed as Block 2405, Lot 30 on the town tax maps, is owned by 184 Elm Street LLC.

According to the application, the applicant sought preliminary and final site plan approval with bulk “c” variances for the property.

The site currently has a one-story building with a bank and vacant retail or office commercial space.

According to the application, the owner received preliminary and final major site plan approval to add to an existing mixed-use building with commercial units on the ground floor.

The addition would add a second and third story and a total of 10 units on those floors.

There are 22 parking spaces on site, along with a parking easement that gives the applicant 27 parking spaces.

The application also sought relief for the same variances that were previously approved.

In its statement to the board, the applicant said, "The benefits of granting the Application outweigh any perceived detriments."

The filing also states, "The Property is well suited to handle the proposed improvements, which will not encroach upon the neighboring properties or negatively impact their light, air and/or open space."
