Essex County homeowners pay the highest property taxes in New Jersey. Here's the full list of towns and cities, ranked highest-to-lowest.
ESSEX COUNTY, NJ — Essex County homeowners were the most heavily taxed residents in New Jersey last year, data shows – again.
According to the New Jersey Department of Community Affairs, the average Garden State resident paid $10,570 in property taxes on a home assessed at $405,153 in 2025.
Some counties paid more than others, however.

Essex County ranked at the top of the list. The average homeowner paid $14,460 in property taxes on a home valued at $494,335 last year, not counting credits and deductions – the highest in New Jersey.

One way of looking at the data is average property taxes (see town-by-town chart below, ranked highest to lowest).
However, when you take a look at a town’s “effective tax rate” – the amount of property tax paid relative to a home’s value – a new story may emerge. Many of the wealthier towns in Essex County often pay a significantly lower effective tax rate, a trend that some local pundits have called attention to in the past.
