Hillsdale Reaches Agreement On Affordable Housing

The borough has an obligation to bring 234 units to town through a variety of methods.

HILLSDALE, NJ — The borough has reached an agreement to bring more affordable housing to town.

The borough will adopt a Fair Share Plan that recognizes the need to bring 260 affordably-priced units to town, Mayor John J. Ruocco announced Tuesday. Of the units, 234 are part of the borough third round obligation as set forth by the non-existent state Council on Affordable Housing and 26 need to be accounted for now.

Of the 234, the borough will have an unmet need of 199 units. The remaining 35 already exist or have been approved for development with surplus credits from Hillsdale House and other projects, including the multi-family developments at 273 Broadway and two on Patterson Street and a future mixed-use development on the Bank of America property.

The 199 units will be satisfied through a variety of ways, including a future mixed-use development at 175 Broadway, designating a portion of the Industrial Zone off of Patterson Street for redevelopment, donating a borough property to Habitat for Humanity and adopt an ordinance that requires a percentage of units for sale and rent as affordably-priced. The last portion would only apply to developments of five or more units.
