Prominent Woodbridge Office Building Gets 5 New Tenants

Five companies just signed leases to rent office space at '900 on Nine,' the large office building on Rt. 9 north.

WOODBRIDGE, NJ — Five companies just signed leases to rent office space at 900 Rt. 9 north in Woodbridge.

This is the office building called "900 on Nine," and it is prominently visible from Rt. 9 and elsewhere driving through Woodbridge. The building has easy access to all major roads and highways that go through Central New Jersey.

The headquarters for the New Jersey Turnpike Authority are located right nearby, in the Oynx building at 1 Turnpike Plaza.

900 on Nine is owned by TrueStone, a commercial real estate company. The five companies that signed leases to rent office space there were not named, but they are:

A 3,500-square-foot lease with an engineering firm for five years

A 1,607-square-foot lease with a staffing company for two and a half years

An 8,456-square-foot lease with a medical staffing company for two years

A 3,861-square-foot lease with a telecommunications company for five years

A 3,686-square-foot lease with a medical tenant for ten years

TrueStone purchased "900 on Nine" two years ago and has made significant investments to modernize the building and "reposition it," to use commercial real estate terms.

Over the past year, they put in a lot of upgrades "to create a more modern and inviting environment for current and prospective tenants," said the leasing company, Zimmel Associates. TrueStone put in a brand-new HVAC system and boilers; a newly constructed tenant lounge and grab-and-go café featuring fresh food, snacks and comfortable seating; a repaved parking lot; new exterior building signage; modernized elevators with LED screens; new electronic tenant directories; updated LED lighting and new lobby furniture.

Zimmel Associates is the exclusive leasing broker for the property; vice president Jordan Zimmel arranged these five most recent leasing transactions on behalf of TrueStone.

Zimmel Associates currently has three additional lease transactions in progress at the property. Still available to lease at 900 on Nine is 11,000 square feet on the second floor, 5,900 square feet on the fourth floor and 9,000 square feet on the sixth floor.
